Property and Leasing Questions
When is rent due, and is there a grace period?
Rent is due on the 1st of each month. Payments received after the 3rd are considered late and subject to the late fee outlined in your lease.
What happens if I pay late?
A late fee is applied per your lease, and our team will reach out to check in. If something's going on, talk to us early — we'd much rather work with you on a plan than let it snowball.
How do I submit a maintenance request?
The fastest way is through your resident portal — it routes straight to our maintenance team and creates a ticket we can track. For after-hours emergencies, call the emergency line
How quickly will my request be handled?
Emergencies are addressed immediately. Routine requests are typically scheduled within 1–3 business days, depending on the issue and parts availability.
When will I hear about renewing my lease?
We'll reach out about 60–90 days before your lease ends with renewal options. If you're planning to move out, a 60 day notice is required for all residential leases.
What do I need to do before moving out?
Give written notice per your lease, schedule a move-out walkthrough with us, return all keys/fobs, and leave the unit clean. We'll send a deposit accounting within the timeframe required by state law.
How does parking work?
Parking varies by property — some have assigned spots, others are first-come, first-served. Your move-in packet covers the specifics for your community.
