Maintenance Quick Tips & FAQ

Anything that's an immediate safety risk or could cause major damage if it waits: no heat in winter, active water leaks, gas smell, sewage backup, broken exterior doors/windows, or fire/smoke. Call the emergency line — don't submit these through the portal. 

A single appliance issue, a slow drain, one outlet that's out, a dripping faucet, AC that's running but not as cold as you'd like — these are routine tickets. Submit them through the portal and we'll get to them in normal business hours. 

A few common ones that often fix themselves: check the breaker box for a tripped breaker, hit the reset button on the garbage disposal (small red button underneath), replace thermostat batteries if the screen is blank, and check the GFCI outlets in kitchens/bathrooms (they have a reset button on them). If any of these solve it, you'll save yourself a service visit. 

The more detail, the faster we can fix it: a clear description of the issue, which room/appliance, when it started, and a photo or short video if possible. Let us know whether we can enter when you're not home, and flag any pets we should know about so our team can plan accordingly.
